Welcome new friends to my piece of serenity on majestic Sodus Bay, NY. Last year I visited some friends on the bay and instantly fell in love with this area. I had been looking for the perfect place that I could turn my dream of owning a lake house into a reality and quickly realized this was the perfect place. I love it so much that I would like to share this dream with others. I just know that as soon as you walk into this lake home retreat you will instantly fall in love with all it has to offer just like I did. Kick off your shoes, unwind and and let the serenity of Sodus Bay take you away from the stresses of every day life AND JUST RELAX. This four bedroom, two bathroom lake front home has tons of space for multiple families to enjoy together but cozy enough for a romantic getaway or intimate family vacation. There is a large eat-in kitchen fully equipped with everything you need and enough seating to fit 12 comfortably. The kitchen also includes a coffee station and is open to the living room with TV overlooking the deck and beautiful views of Sodus bay. Downstairs is a large game room with pool table, foosball table as well as board games and art supples to keep both the kids and grown ups entertained. This area can be closed off to the upstairs area for peace and quiet if needed. The 2nd bathroom and 4th bedroom is also downstairs with its own entrance to a private deck and the front lawn overlooking the bay. It includes a daybed with trundle, sitting area with pull out sofa, fireplace and large walk in cedar closet. When you step outside you will be welcomed by the tranquil views of the bay that are breathtaking. There are endless places to take in the views from multiple levels. You can sunbathe, dine together, BBQ, play outdoor games or just find a space to relax on your own. From the upper living space you walk out onto the deck and from downstairs is another deck and patio. You can relax on the adirondack chairs on the grassy lawn or meander down the winding stairs that take you down to the expansive roof top terrace. Then there is another set of stairs again that take you down to the waters edge where you can fish right off the dock, swim and pull up your boats to the 2 boat hoists that are included. There is also 2 kayaks, water toys and fishing poles and nets available. Not to mention fire pits and a BBQ. This house sits on a quiet no through road that means its very peaceful and has plenty of off street parking. It also is a 10 minute drive to the quaint village of Sodus point where you will find restaurants, museums, light house, a beach, diners and bars that have plenty of entertainment in the summer. By boat you have many options to pull up and eat around the bay and also enjoy whatever water sports you fancy. If you don't have your own boat you can easily rent one from one of the marinas near by. Being an Aussie I have never had the privilege of seeing the beauty that ice fishing brings to a frozen lake. I have discovered that this area not only has bought me so much joy in the warmer weather but also the fall and winter months. Every season brings its own magic and new things to discover. The home is fully furbished with all the amenities you need including Fresh towels, beach towels and sheets. The only thing you need to bring with you is your food and clothes. So from this lake home there should never be a dull moment...unless of course that is what you are looking for. You can fish, icefish, boat, kayak, paddle board, jet ski, swim, mountain bike, snow mobile, hike, run and much, much more. It is 45 minutes from Rochester and a little under an hour to Syracuse, not to mention all the wineries that upstate New York and the Finger Lakes have to offer. Welcome to our little piece of paradise. This is a 40 foot RV in like new condition. It has a queen size master, a bunkhouse and a comfortable pullout in the living room area. The space is suitable for 2 couples or a small family. The property is located just1 mile west of Sodus Point and beautiful Sodus Point Beach. There is a large community pool that is open limited hours during the months of July and August. The RV is on a double lot in a private campground. There is a patio table with a propane firepit in the center that seats 4 - 6. Relax and enjoy watching the boats pass by on Lake Ontario. There is also a wood firepit and folding chairs are provided. Our views of the lake are beautiful and so are the sunsets. The kitchen is well equipped for meal prep and a French press coffee maker is available. Linens and towels are provided as well as soap and shampoo. Please bring your own beach towels. The residents in the campground own their lots. Please be respectful and do not walk through the property of others. Parties are not allowed at this property, but please enjoy yourself and have fun! Sodus Point offers some of the best restaurants around and you can always find entertainment in town. We are close to marina's for boating and fishing. You can also explore Beachwood Park for hiking and great views of the lake.

Yet you are only 3-5 five miles from a great Port town/Resort town of Sodus Point NY with its marinas, restaurants with decks on the water, Light house museum and a wonderful Public Sandy Beach and pier to hike out. Two state Parks and only an hour from Rochester or Syracuse NY. Lovely and Rural the main industry is Fruit Farming and lovely farm markets, distereries (think hard apple cider) and wineries dot the area.

New Park is a stunning 18 acre property set in an enchanting forest in the midst of wine country. The Balloon Room is a colorful and unique suite on the property of New Park Event Venue & Suites. The Balloon Room has two queen beds, a sitting area, and a breakfast bar. It has two outside spaces - a sun deck and a covered patio. Balloon Room sleeps 4-6 people. We recommend no more than 4 adults, but if kids are coming along, up to 6 works well! The room includes a smart TV, and cable is available through the Spectrum app. The luxury bathroom features a beautiful walk-in shower with see-through glass doors, a cobblestone wall with tile designs, uniquely styled tile floors, and a teak chair. The bathroom area has a remarkable mosaic window and dual glass vessel sinks, and a Toto Washlet bidet toilet. In addition to your room space, you'll have access to the courtyard and Wish Room common space. The Wish Room has a fireplace in the middle of the room and there are two campfire spaces on the property. The Wish room campfire space can be reserved for private parties. Do you have a large group? Balloon Suite adjoins to another two suites - all suites have private access, but also have adjoining doors if you have a larger party. While we are a dog friendly property, we can only allow dogs in Balloon if the adjoining rooms have all been reserved together. Fortunately, there is a lot you can do with your dog in the Finger Lakes Cottage which is totally dog friendly! Park Suite is the most romantic room on the property - it has a king-sized bed, cobblestone fireplace, and the most incredible bathroom you've ever seen. Cobblestone archways and stained glass line this room to make it feel like a piece of art in and of itself. The room has direct access to a private outdoor space. Upon entering the bathroom you can either go to the toilet room and experience the bidet or you can take a right and lounge in the garden tub or take a shower where the water falls from the sky...sprays from the wall...and from the hand sprayer in case anything gets missed! A truly incredible showering experience. Dogs are allowed at New Park, but since there is an adjoining door in the Park Suite dogs are not allowed to stay in this suite unless all three suites in this building have been rented by the same party. Do you have a large group? Parlour Suite adjoins another two suites - all suites have private access, but also have adjoining doors if you have a larger party. Please note this could mean some noise, though we've soundproofed and provided white noise machines to help alleviate noise issues! There is also a hiking trail you can explore within the forest for a jog, walk, or check out the wildlife. There is a communal fire pit near the creek. The fire pit in the courtyard may be available if there are no events. If you do decide to travel into the world city of Ithaca, then it is strongly recommended for commuting by a personal vehicle to reach your destinations. You can stay in the Finger Lakes cottage to indulge in a queen-size bed with a stunning mosaic skylight illuminating the room during the day. Sleeps up to 4 people with a queen bed and a full sized bed. Located near the double doors leading to a quaint back patio, is a kitchenette, equipped with a mini-fridge, microwave, and coffee maker, along with amazing decorative pieces that complement the slate tiled tree amongst the spacious marble counter top. From making a fresh cup of coffee to meal prepping, the counter space is plentiful. The hanging chair by the bed is so you can watch television or sit back with a great book to wind down for the evening. Along the slate wall as opposed to the kitchenette, is your fully-stocked bathroom! Within is a walk-in shower, bidet toilet, and a spectacular glass vessel sink, toiletries, and towels. Dogs are allowed in this suite. This suite has no adjoining rooms.

Upper Bunk - weird name - cool place. You'll create touching and wonderful memories in this beautiful, cabin-style cottage located on the property of New Park Event Venue & Suites. This suite has no steps and is ADA accessible. Wifi is available on the property, but this room is wifi-free. Upper Bunk is next to Lower Bunk - while the rooms do not adjoin, the back porch is shared. Note that noise is possible between the two suites. For this reason, dogs are not allowed to stay unless both suites are rented by the same party. We do have a completely dog friendly space in our Finger Lakes Cottage on the same property though!
